Hi BP community!

I'm looking for experienced insight on my first stage of a project! I have a small SFH in FLL area, located in a 135x50 lot zoned for 2 units. This old neighborhood developed well over the past years and now values are quite higher than just a few years ago. Some of these lots are being converted to two 3-story townhouses per lot. Even though this may seem the future trend, still a few of these lots are already developed to townhouses. It seems to me a big move tearing down the existing house and build two huge townhouses due to the cost. Instead, I'd like to enlarge the existing unit and add a second unit, and keep the units as a rental over the long run.

Which would be the best professional to tackle this layout? An architect, an engineer, a draftsperson? Any companies in the area?

Any suggestion would be really appreciated!

I've recently visited some foreclosures in Highlands county. It doesn't necessarily seem bad deals to me, assuming that only a few years ago would be way cheaper and now the market's well above. However, I'm still waiting for an accurate rental value from my realtor.

Recently I installed luxury vinyl plank flooring for the first time. It's more expensive than most laminates but I think it's worth the price difference because it's waterproof. As far as installation, it's been an easy-click floating flooring job. And if I come across a damaged area in the future, I think is not that hard to tackle. Just removing some sections of baseboard and "un-click" all necessary planks until I get to the damaged section. Then, replace, reassemble and finish installing again the baseboard section. Well, depending on the exact location of the damage the fix may be quicker or not.


In the past I installed a nice and thick bamboo which looks and feels better than the vinyl to me. But for a rental I see this LVP as a great choice.

Hi,

I have a question about becoming a Loan Originator and I'm looking for some advice on the community. My situation is as follows:

- Based in Miami and looking for a remote job. I can handle extra workload on a daily & weekend basis. 

- I've double checked it all, and I can guarantee 30h/week. I´m not quitting my job, but I do have extra time.

- I've heard this is a job position frequently remote, but not sure because my career belongs to a different industry.

- However, I'm also graduated in Business and Administration in Europe (Bachelor equivalent here).

- I've never worked as a LO, but I think I can learn the job in a reasonable time frame.

- I have a good understanding of finances and nearly 7y in US.

- Purchased a property, worked with realtors, lenders, etc... (on the customer side, though).

- I like paperwork duties, preparing packages, files or forms. I feel comfortable and it's straightforward to me.

- I consider myself well organized and fast-paced with duties like these.

- Formal and professional communication through email. Ideally, not willing to deal a lot over the phone.

- I can obtain needed certification and I have a proper home workplace.

- The point is create an extra income stream out of free time. Not trying to finance myself or seeking advantages on RE.


With the info provided, I would like to know if this scenario is possible. If so, which would be the way to achieve it? I feel that there should be something I can do that suits to my needs, time and skills. But still unknown! Thanks in advance for any insight!

@Valerie Smith Thanks Valerie for your input about that area. I've just overviewed the area, but I'll definitely contact you if I need a better insight about one particular location. How was your flip there? 

By the way, this Christmas we also stopped in Fernandina Beach, heading north in a road trip to Savannah. Town was FANTASTIC!

@Jeff Kehl Thanks Jeff for your feedback. I've been re-evaluating this way properties that I've had previously saved. And I've seen pretty clear what you were pointing out. I might find something, but moving to a higher price range and being careful. It does not seems easy, though.

Anyway, before moving forward I was planning to visit 2 or 3 towns as a short getaway. Some towns have historic sights and I think it may be well worth. 

All areas are bad, deppressed or ghetto there? I've been recently in Saint Marys, GA downtown and it was WONDERFUL. Another price range, though.
