I am interested in knowing how you can achieve 7-8% cap rates. Would you be able give an example of your calculation.

As far as I know, tax rates are crazy in Bergen county, although it may sound "cheap" compared to other counties.

It's hard to find deals in North NJ that can even follow the 1% rule (not to say that people tend to say it's safer to follow 2% rule, which is impossible).

Only places where there are decent offers are in Newark, Jersey City as you mentioned but they come with high risks.

We've been looking for deals too but up to now we did not find a single one...

Does anyone know if DE has free MLS like the ones we have in NJ (njmls and gsmls). Thanks

Hello everyone,

I have a 3 rooms that need to be repainted. Have called several contractors and they all quoted me around $2500 for the labor only. They said 3-4 days for two people to do the job.

I think the pricing is a bit heavy. So want to ask you what do think ? What price should I negotiate ?

I live in Bergen county, NJ. I understand that pricing here maybe higher than some other states due to the short distance to New York City.
