I am currently buying and holding both multifamily and commercial properties. I wanted to get into real rstate developing. Any tips or suggestions? Im located on long island.

Buy and hold properties are out there. Not sure are you talking 1 family, multi or commercial?

With the above scenario you have mortgage payment of $811 (30 year .45 160k) plus taxes. Does the partner who put down 40k pay his percent of the mortgage or do you just give him a flat percent for the money and you handle everything else?

im buying 3-4 unit multi family and commercial but having to pit 25-30% down makes it harder to buy more per year. The numbers are still cash flow positive with less down but banks want at least 25% down. My question is how can you leverage your money more than 4 to 1 to put less down or borrow more somehow?

Buy more properties, I find cash flow positive properties but don't have enough down payments for all of them. I am closing this Thursday on another one. I really want to own 15 in the next 5-7 years... 12 mil in real estate which is about 4-5 mil down to buy them.

I have been listening to the podcasts and finally decided to get an account. I have residential and commercial property. I am looking to learn how to expand faster.
