@Jonathan Greene I was asking because I one of my buddies that is a contractor and he was ok with looking at the inspection and coming up with a proposal for what’s on the inspection. So no necessarily just lowballs but to help me with backing up an offer. I agree it won’t work for new listings but for something that needs work or we can add value on.

@Jonathan Greene would a contractors bid written up help to be submitted with an offer? Assuming the property has some damage that needs repair.

@Kody Ward hey kody. I’m new to this as well. But I bought my list through list source and using post card mania for mailing. I just filtered who I wanted to target. I took my list and went with a local agent who invest himself and is experienced. He helped me out and gave me some friendly advise. And I walked out with a cash buyer ready to buy! Haha. But just tell people and ask some locals. It turned out the guy giving me advice is a cash buyer himself. It really motivated me knowing he was willing to buy if the margins are good and thought me some new things and gave me tips.

@Joshua Rice nice. So maybe contact a local engineer in their community and speak to him about the property or have him look through the home inspection?
