Great, I purchased it with tenants. 1 of the tenants left and I remodeled the unit. New everything from, flooring, paint, light fixtures, bathtub, ac unit and refinished the kitchen cabinets and countertops. I raised the rent and attracted great tenants that have not been late once. Thank you for asking. Just closed on my 7th door in 1 year and 2 months.

@Guifre Mora thank you very much. I am learning now. So my next deal I would have to negotiate the price more rather than closing cost.

So I am buying my 2nd investment property. It is a sfh in Council Bluffs Iowa. I made and offer asking for 5% closing costs from seller. Well we are a week from closing now and my lender just told me that towards an investment property the seller can only give me 2%. I already made the deal, how would you handle this? Has anyone had this problem before?

Howdy, I need help finding a good CPA in the Pico Rivera, CA area. This year has been hard on me as I battled in the hospital for almost 3 months with gallstones and A liver infection, but I am still planning to invest in more multifamily homes in 2020. I have to be able to show good income and not sure how much to write off this year since its my first year in REI.
