Good Evening, my name is Edgar and my question is concerning what type of material should be use when renovating a rental? I would like to select a certain look for my unit nothing outlandish but more on the transitional look. Also I don't want to break the bank on this Reno as this my first BRRR. I plan on renovating the bathroom, kitchen and putting in tile or wood throughout the whole unit. It's in a decent area so I should attract decent tenants. Any suggestions or ideas on how to keep it under 10-15k would be greatly appreciated.

@Jordan Sunshine thank you for the reply and the helpful advice. No worries I will never take offense on something others are more knowledgeable about currently looking into a place in mililani total mortgage all expenses included 2100. As far as how much I can rent it out for I doubt I can get more than 1900. My cash flow will be in the negatives but from my observations on the market I estimate I will be able to break even on mortgage in 1-2 years. If you ever get a moment to spare I would love to meet with you and speak more on the matter. Mahalo.

Hello I am a first time buyer with concerns on purchasing my first property. I am looking into a property in ewa beach in Oahu, HI with intentions to occupy and renovate for the first year and follow the next by renting out. My concerns being I am military and although the VA offers 0 down and a low interest of 4.83, the mortgage for the 2/1 900 sqft townhouse is a tad higher than what I would be able to rent out for (approximately 200-300 I would have to come out of pocket until the rent increases in the area). The market here is strong and growing rapidly from what I am told so I could possible break even on mortgage in the next couple years. Is this worth it? Any suggestions advice would be much appreciated thank you.
