Looking to get a va need help on choosing the right one. Any pointers?

Hey I just got done reading scot trench book set for life And well now the home I have basically needs to be remodeled completely , but now I found out it's r-2 so I'm just thinking I should make it a duplex and be able to charge 700 a unit because for a single family I could only get 800 and there are duplex and triplex in the area that are getting 650 to 700 a month.

I also have a 6Plex for sale ($368,000) . last year was a bad year for turnover, I had six. The good thing about that is those five unit where cleaned up and painted if needed. This year I have had one turnover to date. The apartments are one bedroom. I rent one of the units for $500 for a long term tenant I have had for 17 plus years and the rest are $525 to $575. The rent could be more, but I don't like turnover. We would be willing to consider a contract with a large down payment. The roof and trusses over the old flat roof were done about 10 years ago. There has been some water damage. Each tenant has one assigned parking spot. Each unit has a power meter. There is on sight coin operated laundry. Just last month a new water main line was installed to the unit because of a leak. Also all the windows where replace in 2012. Over all my 6Plex is in better shape than my 4Plex mostly because of turnover and the up grades we have been doing over the last couple of years.

Sorry I payed off the back taxes and had the deed transferred to my name
I purchased a home 8 months ago before learning about bigger pockets, this home was going into foreclosure for back taxes . The owner at the time approached me and offer that I put it under my name and take over the payments, so I just thought about it and figured I could fix it up and rent it or refinance it to purchase other rentals. Well. So I did it luckily it was a owner to owner deal so the owner agreed and it is now mine, well I owe 48,000 And the home remolded is worth 105000 And I'm stuck because I need about 15,000 grand to get it looking good any suggestions I don't have good credit so the banks won't loan me anything . Any one interested in a investment.?
