Hello,

I bought this property as an investment, it has frontage on highway but no access . I applied for right of way, city refused saying it’s too close to neighbour’s driveway and advised to ask for easement from neighbour. 
I asked him and he refused saying that his property will loose value. 
should I apply for variance? Will city consider that neighbour has refused? Thank you 

Hello all,

I am renovating an office building and need to replace windows. 
Should I install pictures windows ( the ones you can’t open) ? Or just get standard vinyl windows installed in the homes.

Clint thanks for suggesting that. What you think should we close on the deal or wait little bit to get better deal with all this situation going on?

@Will Fraser I’m buying commercial land. Seller is willing to share cost of the survey. 

He said boundary survey is more than enough. But I read somewhere ALTA/ACSM is the most detailed. If anyone has any idea about these two, which one is the best option.

The seller said boundary survey is all I need. I want all details before closing, what is the check list to follow? This parcel is on sale for years so I’m little skeptical and looking for all tiny bits of information.thank you 

@ Kenneth Mooney, I have looked at many other properties but this is the one I see the best value in. But I’m so disappointed by the agent behavior.

Thank you Curtis for your response. The false zoning is something I found out during my due diligence process. I asked him to negotiate price as it’s not what he advertised but he isn’t willing and told me to apply rezoning after purchasing that wi requir time and effort. 

-Seller’s agent

- Has listed a lot as commercial, however, in official records it’s half agricultural and half commercial.

-Has told me that I have to pay commission to buyer’s realtor, seller won’t. 

- Has listed lot size almost half acre bigger than the size in county records. 

Should I file a complaint about the false listing claims or just buy as it is? Is filing a complaint worth time and effort?
