I am looking for an experienced realtor to assist me in purchasing an income producing 2-4 unit multifamily in Nashville, TN; I am currently out of the country and won't be there to view it so your personal opinion is important. I will be funding the purchase with the Veterans Home Loan.

I'm closing on a 4 plex in the near future. I'm occupying one of the units so only 3 of them need management. Only one unit is currently vacant, I travel alot and prefer to be hands off as much as possible Location: Clarksville, TN

@Thomas S. What’s your reasoning, I could be wrong but I feel like you need more money to be a lender. As of right now I don’t have much money saved up and again I could be wrong, but I feel like people looking for lenders want at the very least $30k so when I do theoretically save enough to be a passively invest I would keep getting tapped out and by that time I could have acquired at least three properties and doubled my net worth (which isn’t really saying much lol)

@Lee Ripma - My price range right now is 30-65k for single family homes and and 50-95k 2-4 unit multi families - Could you explain more, would that be me funding someone’s value adding project somewhat like a private lender? - I do predict these markets to grow rapidly (eventually) but then again I have zero experience in market predictions which is why I do want to participate in rehabilitations. The main reason I don’t want to participate in being a lender because I view it almost like skipping a step, I want to get more experience being that middle man building my portfolio, analyzing deals, and most importantly making mistakes before I play that game. I do want to be financially free and independent, but I also want to enjoy the journey and earn my stripes along the way. – Could message me more in regards to taking losses on the W2, I’m completely unaware of this and I’m in another unique situation when it comes to federal taxes lol

@Jack Inman That’s the plan, I don’t plan on pulling the trigger on another property for at least another year to so I need save up the capital and during that time I’d like to attempt to build a team to work with
