As @Steve Babiak says (and I don't know why the tagging feature isn't working for me lately ;) never depend on a realtor to screen a tenant. I have only used a realtor once to find a tenant for our last property, and the first couple of applicants had *not* had a background check done, only a credit report. Lots of red flags when I ran it.

Agents may be able to cast a wider net for tenants re: the MLS, but they do very little beyond that. As Steve, and my own realtor, said - they make very little on a rental placement and often have to split that one month's rental commission with another agent. And I recall the rental agreement basically absolved them of any responsibility for tenants once they were placed.

Low income tenants can be a real challenge, as my husband and I learned with our first 2 rentals. We still have them, and have good tenants now, but we would not go down that road again.

thank you for all the information but  i have no choice because there is lot of paper work and my English is bad. i wish i can fill out all the paper work myself.

Please speak with your lawyer.  You just accepted partial rent payment.  You may have to keep the tenant for another month no matter what.  I am only giving general advice.  I do not know FL law. 

Did you ask the tenant why they fell off the face of the earth right after moving in? I would get rid of them as soon as possible.  It is possible to find a decent tenant in a lower income area.  To be completely honest, I think you are over your ski's right now.  Consult your lawyer and get competent property management in place.  Best of luck to you

 the tenants told me his boss gave him a bad check which i dont buy it but anyway he finally paid 40% and promise me about another 20% in friday.  tomorrow i will contact my eviction service guy hope i can get partial of the money refund. because all he does is help me to write the 3 days notice.

 second thought i try to give them one more chance if friday i dont received the other 20% i will post the 3 day notice again. so far i got 40% is enough to cover all the eviction fee therefore i try to give them one more chance.  do you know how much on average property manager charge to run my rental is quadplex property

 Now i realized being a landlord is not fun at all so much unexpected problems and i just got a letter from the fire department about alarm and fire extinguisher so much headache .

after i posted a 3 days notice the tenants just contacted me tonight  and he gave me 40% of the rent and he said he gonna pay another 20% in Friday.  i accepted his offer and try to work with him.  i dont know it's a good idea.

i know what you mean but i dont have much choice because  i bought this property last year without thinking about it's in the really bad area most applicants are low income people so im kind of put myself in to trouble now.

Get good knowledgeable help in the eviction and charge at it hard.  Don't take partial payments (like $300 now and pay rest later) because that resets all clocks.  Get full payment with late fees or nothing at all.  I'd recommend just getting a new tenant at this point.

 learned my lesson now . I have this real estate agent for few years everything go well until recently also i uses this agent because English is my third language and she speak Cantonese and English therefore i dont have lot of choice

today i just hired legal ease process service llc the guy charged me total 590 dollars to evict my tenant and i just posted the correct 3 days notice today. so i guess i have to wait at-lease 4~6 weeks to get my tenant out of my property.

today i went to the property at 8PM but the tenant still not there so i left a 3 Day Pay or Quit notice on the doors. if still no respond from the tenant i guess next week Tuesday i gotta contact a lawyer .

It seems odd that a tenant would go completely off the radar immediately.  You can at least keep the security deposit to defray the legal fees. 

However, if you are completely new to this, I would not advise trying to do the eviction yourself.  If you don't handle all the paperwork correctly and serve notices at the right time and in the right manner, you will prolong the whole process.  I would google eviction attorneys in your area and start making some phone calls to see what they charge. 

 i only got one security deposit and the first month rent my realtor took it. the tenant suppose make her second month rent at may 02 2015. but since last week she stop answering my phone or text message.
