AJ, yes we are looking to invest in the area since our son is out there for school. Awesome town by the way. So, if prime rate is currently at 3.75% minus 1% would be 2.75% rate

but I wont get that since lender set a 4% rate floor correct? Now do all lenders set a floor %?

Looking to do a HELOC, but Im totaly confuse with one estimate I received and its as follows.

Prime rate minus 1 with a 4% floor

Is this good, bad what does it really mean?
