How did you just stay? What visa do you have to do this E3? I really want to move to the US for a bit.

Anyone looking to enter the Irish buy to let market would want to be very wary. It’s not ideal for private investors at the moment although rental prices are at an all time high so are the property prices couple that with the large tax bill (income tax,USC,PRSI,property tax) 52%. then pay your mortgage, Maintance and also management or letting costs You could possibly have to subsidize your investment.

Anyone looking to invest do your due diligence and cash flow analysis or it will f..k you.

I have property but am not actively looking in Ireland at the moment.

If your lucky enough to be a cash buyer you could be on to a winner though, if anyone is looking to start out in Ireland and wet there feet buy a ppr (cheap deposit 10%) house hack and rent rooms out, you can receive up to €14,000 tax free

You would need minimum 3 beds which could get expensive depending where you want to invest.

Iam relatively new to all this too and by no means an expert

I'd be open to it.

Charge higher rent.

Upgrade your insurance.

Require the tenant to add you to theirs.

Use a month to month lease so you can boot them if it isn't working out.

I have no experience but I'm pretty sure air BNB has their own insurance to cover a lot of these what ifs.

The STR will be cleaned a lot more frequently and get less wear and tear than a normal rental.
