So the builder is looking to finance the entire construction costs? If so they can get a ground up financing and use that cash on the down payment, as ground up financing can finance some of purchase and most of construction costs (on a withdrawal basis)

No, I should have specified. We've sourced financing for the construction, but not for the lots themselves. The construction financing is a program that requires the builder to already own the lots.

Howdy! I have a builder who's starting up here in Oklahoma looking to purchase 97 lots in NW OKC. We've found funding for the construction costs, but not for the actual lots themselves. The construction financing is dependent on already owning the lots, so this funding to purchase the lots is the last hurdle.

This builder grew up in the business and built homes in Kansas City for 30 years. After the crash in 08 he retired, moved back to Oklahoma, and now wants to come out of retirement and start building again. Send me a message to connect, we can set up a time to call and we can talk to see if it's a good fit.

we have a lender that funds acquisition and construction, but must have a hefty equity percentage into the deal.

The lender needs high equity, or the buyer receiving the funding needs to have a strong equity position?

Post: Who Wholesales In The Twin Cities?

Howdy! I'll be making a move up to the twin cities in the next year or two, and was looking to network with some wholesalers up that way. I haven't done any deals yet here in OK, as I've just recently decided to add wholesaling to my business. I have some questions about the state of wholesaling in MN, as well as how common or uncommon it is up there. Here in OK, investment in general has really picked up, including an influx of cash end buyers. Looking forward to connecting!

Howdy!

I'll be moving up to the twin cities in the next roughly year or two. I already understand that MN and my home state OK have license reciprocity, and know what the process is to get it transferred over. I'm hoping to network with some of the higher performing agents up there who prospect daily, as I have some questions about your market and how lead sources vary in viability there vs here. This would also be a good chance to meet with some brokers to see who will be a good fit to hang my license with! Appreciate y'all, look forward to talking!!

Hey hey! I'm an agent here in Oklahoma City. I have a client looking to 1031 his portfolio of over 200 low income/section 8 rentals into larger commercial properties. We are keeping everything off market for now since they would prefer to package the properties or sell the entire portfolio at once.

This portfolio also includes a few smaller commercial buildings available as well. If you or an investor you know is interested, let's connect!!

Hey hey! I'm an agent here in Oklahoma City. I have several sellers with pieces of off market land varying from 15 to 100+ acres available. If you're a developer looking to expand to a new state that's growing rapidly or if you're looking for land holdings that should appreciate fairly well over the next several years, we should connect.

Most of the land is zoned Ag, but some is zoned I-2. One is zoned residential. Most of them have at least one form of utilities already available. Let's make a deal (or several) happen!

Hey hey! I'm looking for wholesalers that will send me deals in and around Oklahoma City. My current focus is finding old houses around downtown OKC for luxury flips. Built 1940 or older, the more square footage the better (minimum 2000sqft), and the more beat up the better. Message me for my contact info, or if you reply here I'll get in touch.

Thanks y'all!!

Post: Question For Residential Developers

Quote from @Kenneth Bell:

As long as the land is developable and the price of the development makes sense will sales. This is very common. I will tell you that access to utilities and other factors will play in the price.

Are there any rules of thumb that most developers use to get a sense if a potential deal is at least worth looking at?

Hey all! First post, very excited. I have a question for residential developers on here.

How often do residential developers work with converting land zoned agricultural? I understand that the rezoning process can be difficult, but if I (as a real estate agent) happened upon a larger plot of land with dozens of acres, how much sense would it make to find a list of residential developers here in OK as well as surrounding states to market that land to?

Thanks y'all!
