I would love love to be considered for your Military Monday's podcast. My husband and I own 8 houses and I run reluctantlandlord.net. At reluctantlandlord I teach others everything I have learned about real estate. From buying and investing in real estate to self managing our rentals from afar.

Disclaimer: I am married but I do all the management, organization, etc. SOMETIMES the husbands graces the houses with his labor more often than nought if its a rental the handy man fixes it ;)

Here are my favorites in the last week

From our friends: Hey can we come over and discuss what you put in the leases with the hubs. - Which is hilarious because I do all the lease writing/work. The husband always sends them to me but it always makes me laugh when even our dearest friends, go to the hubs first for help in regards to rentals

(at bank) Asks question, and I provide an in-depth answer with all the ins and the outs on why she can't buy a house with only her name on the loan and put her husband on the title. All with the work arounds. Jaw drops and I get, WOW your knowledgabe!

and I could go on. Its just like no one can believe that I as a "mere" girl of 28 year old could possibly own 8 rentals. They REALLY can't believe it when they hear my husbands military. Than its like well you must have done something un copiable.

Incredulous :) Oh well! That's why I love this site. Still make me giggle that almost everyone goes to my husband as being the expert lol

We did a cash out refinance for our two properties. It was what we did to buy our 8th house.. We looked into HELOc but they didn't make sense.

 Great to connect! At this time that area while amazing for our values is too high and doesn't make sense so we are not buying unless someone brings us a greta deal. Our houses we paid for 90k for our selling at 145 :(.

Still I would love to connect together. I am coming down there this spring. Let me know if you want to do coffee or a meal!

Today's a good day! We just closed on our 8th rental houses. 8 houses in 4.5 years at 28 and 30 with only one steady paycheck, one unpredictable paycheck (my paycheck varies depending on the job availabilities at our current duty stations) and a transient lifestyle being a military family.

Not bad if I do say so myself.

Stats

2 Foreclosures , 5 Short Sales, 1 Traditional Sale

3 States (CA, SC, VA)

4 Cities (Hanford, Lemoore, Virginia Beach, Summerville)

2 VA loans, 2 Owner Occupancy @ 5%, 1 Convention Rental @15% 2 Conventional Rental at 20% (Completed a Cash out Refinance in Dec to buy #8), 1 Conventional 25%

It has been an amazing ride and I cannot wait to see what the future brings us!

Our first property that we bought with a VA loan and lived in it cost us $250 for the inspection, $500 for a repair because it was a foreclosure and we used a VA Loan and $500 for earnest money. That property makes a little over $300 a month as rental . Best thing ever :)

Clarksville has the big base near it so I would definitely look at that. I don't know that area very well, but my husband is active duty so let me know if I can help regarding landlording to military. We have 8 houses and I manage another 4 for family. About half is military and other other half is civilians.
