Post: Listing on both Airbnb and VRBO?

I've been managing short term rentals through the Airbnb platform since 2019. I decided to only list through Airbnb vs listing on both Airbnb and VRBO as there didn't seem to be a great way to sync calendars on the two platforms at the time. 

As we enter into our slower Fall months for getting bookings, I'm realizing it's probably time I revisit only listing in one platform, so that we're maximizing as many days rented out as possible. 

I would love some recommendations on the best tools for syncing calendars and making listing on both Airbnb and VRBO as seamless as possible? Any tips for getting set-up in VRBO would be greatly appreciated as well. I'm also open to any stories or opinions on the the pros and cons of listing on both platforms.

As the others mentioned, I'd be curious to know where its located, and what strategy you're looking into? Short term renting is typically the best way to cash flow, but there are a lot of rules and regulations out here in Denver and surrounding counties.

Sorry I should have clarified in the original post, this is in fact for financing our next primary residence. Hard money won't work on this one, we use that route on some of our flip projects though.

We're looking to qualify for our primary with bank statements. Trying to see who might do these loans with good long term financing.

@Nick Belsky I've never heard of asset depletion loans, can you tell me more?

Hello! My husband and I are active real estate investors and both left our corporate jobs in the last two years. Since we haven't been doing this for 2 years, we won't qualify for a conventional mortgage. We're starting to strategize how to make our next move/buy our next property, and I'm wondering if anyone has a connection to someone who would originate a mortgage from a bank statement? Any other ideas or strategies that have worked for others in this situation, aside from seller finance or creative financing directly with the seller?

Hey Nicholas! 
There's different reciprocity rules when potentially transferring a real estate license to another state.

I saw that North Dakota has license reciprocity in some states including Iowa, Oklahoma, and Tennessee. 
I'm in Colorado, and they offer reciprocity for all 50 states, meaning you'd only have to take and pass the state portion of testing for your license to be active here.

Hi Jamie!

My husband and I long term rent a newer townhome in the West Colfax area. It's a 3/4 but technically the third bedroom is pretty small and better suited for an office, although we did have someone using it as a bedroom.

We had our rate set at $3,200 when we started our lease in March 2020. We relisted the property on Zillow/Hotpads at $3,500 and had an overwhelming amount of applicants. We decided to raise the price up to $3,700, and most applicants stayed interested.

Are you looking to increase on current tenants or looking for new ones? If they are great tenants and you don't want to deal with the turnover and looking for new people/making repairs etc., I think 5% is reasonable to propose to them.

They may be a bit on the pricier end, but cannot express how important it is to have cleaners/management company that you can trust and depend on for things to go smoothly.

I'd recommend making connections with contractors and investors involved with fix and flips and wholesaling. Find local meetups, look for Facebook groups or companies that specialize in buying off market. My husband runs a company in Denver that finds off market deals, and we come across some houses that make more sense to market retail, which leads to finding some great off market deals for those with traditional financing vs looking to fix and flip.
It certainly takes a while to build out those relationships but making connections with these people is key.
