Security deposit normally goes towards early termination or the tenant has to handle the rest of the payments until the end of the lease. Make sure you use the right lease agreement form. Feel free to contact me, and we'll share the lease agreement that we normally use. It also can be modified.

It would make sense for you to talk to a local expeditor who can answer all your questions and explain the process. We have a preferred partner in Miami that we work with all the time. Happy to share their contact info

Sliding into local agents DMs and sharing your contact info. Plus giving the listing back in case of a flip. Happy agents - happy investors. Good agents always have a folder in their CRM for investors/flippers only. For example, if I have a flip or a good deal, I text blast my investors with details and see if anyone is interested. It works great!

Multifamilies and AirBnB in South Florida. The rents are skyrocketing while the prices are still reasonable compared to other major markets in the US. And the interest rates are still below historical average. Just make sure you buy ONLY when the numbers make sense. Happy to help with current and projected rental analysis and CMA if needed.
