I live in California but all of my investment properties are in Michigan and so far the biggest hurdle has been finding a good property manager. I’m on my 5th property manager right now and at this point I’m seriously considering self managing and just installing smart locks and nest thermostats on all my properties that way I don’t need a property manager to pick up or hand out any keys or do I need them to make sure the heat is on when a tenant leaves in the winter. I’d love to get some feedback from all of you long distance landlords out there.
Hi Amran! I wish you well on your self management journey. Alot of my clients from Israel invest in Cleveland Ohio and they self manage successfully.
If I were you I would consider finding someone on ground you can trust, someone who maybe does “boots on the ground” in your city.. You can search the term boots on ground in Michigan on Facebook or make a post here and see the responses
They should be able to help with any investment task for a fee.
I have clients who needed smart locks and nestle thermostats and what they did is pay me a fee to pick up the wifi box , and I set it up (it was very simple) and even If I didn’t know how. I could coordinate with the wifi company provider and meet them at the house, so that they can install.
Also being local I knew a guy who specializes in hvac and I referred him to install the thermostat
Nothing is impossible! Wishing you well! The most important thing is to vet any individual you chose to work with!
