I have tried to stay in my small town to invest. The house prices are high due to great school district. It is extremely hard to find those great deals i keep reading about. Is it safe ti say i should expand my market? I am in north east Texas between Dallas and Shreveport. There are small towns around and a larger(100,000) city 25 miles away. Much competition for those great deals. Any tips helpful. Struggling with numbers too.

I'm new to BP and investing but have been reading quite a bit. Have you taken into consideration property taxes, insurance, repairs, managing fees? There is the 50% rule on other fees per month outside if mortgages to consider. You may not have as much cash flow as you think.

BP, I'm new here and fairly new to rental business( first year). We own a property free and clear. It's worth about $75k. Should we pull out the equity up to about $52-55k to put down on another property if the numbers work out. And we are new to running numbers. We also built a 3/2 next door where we carry a mortgage. Thanks for tips. Still plowing through all this information looking for advice.

What is the best method to basically cold call or write to a person who owns the vacant lot next to my rental house. I bought and older wood frame house with a lit attached where j built a 3/2 brick house that I also rent. Should I discuss willingness to further provide housing to people of the community. Any tips are greatly appreciated. I am new to this business. Just have the two properties but looking to increase. I don't know if building is better than buying. Thanks. Eben
