Check with local title companies in the Vegas area. They can provide you with filtered mailing lists... for example, ALL OUT OF TOWN OWNERS FOR HOMES PRICED AROUND $200 TO @300 THOUSAND RANGE FROM CHEYENNE TO CRAIG ROAD AND WEST FROM TENEYA TO THE N215. I believe they will also mail them out for a fee. Our at least send you the excel spreadsheet with the addresses so you can send them to a third party to mail. Contact the title companies customer sales department. I use First American Title... Garth Oesterling

I'm a commercial broker who manages three large shopping centers in the Vegas market. We have been collecting about 85% of our rents. But most of our tenants have been getting federal assistance the entire time and have opened up to 50% capacity since the phrase 2 opening. Also the moratorium on evictions has been lifted for commercial tenants and will be lifted for residential September 1st. 

I am starting to feel more residential property owners stressing more as federal money is becoming less and state government funds is also under stress. Nevada did just announce they have $30 million available for Nevada State renters, landlords and commercial tenants. Its on a first come first serve basis.

It's going to get bad. National projections are saying over 28 million evictions and foreclosures nationwide. Vegas is having a hard time fully opening and one of the major casino operators just announced they will be laying people off. 

But I am looking for deals. So if you hear of any contact me.

WHAT THE LAW PROVIDES:

When you record a Declaration of Homestead, Nevada law protects a set amount of equity in your home established per NRS 115, from general creditor claims (unpaid medical bills, bankruptcy, charge card debts, business/personal loans, accidents) but would not preclude a seizure or forced sale of your residence from general creditors if your equity exceeds the maximum equity allowed. A creditor may file suit and can record a judgment lien against any real property you own. Recording a Declaration of Homestead protects your principal residence up to the statutory maximum. For example, if the value of your home is $645,000 and you have a first mortgage of $485,000 plus a second mortgage of $10,000, the equity is $150,000.

WHAT IS NOT PROTECTED:

The Homestead law does not protect you against debts secured by a mortgage or deed of trust, payment of taxes, IRS lien, mechanic's lien, child support or alimony payments.

New BP member from Las Vegas. Corporate Real Estate Broker, business owner, and real estate investor. I’ve been in real estate for 15 years.

I have been involved more with sales since 2008. Prior to 2008 I was a real estate agent and investor/flipper. I did very well and didn’t lose any money because of 2008. I had a great real estate mentor who was with the Robert Kiyosaki group and Dolf de Roos.

After 2008 I was approached by a large construction equipment manufacturer / rental and sales of construction and industrial equipment. I formed a company to joint venture/mentor with a $500 million equipment company from 2007 to 2012. Was successful in helping the equipment company enter the government contracting space. US Army, US Marines, FAA, GSA, the Boeing Company, Southern Cal Edison, Burlington Northern Santa Fe Railways, City of Las Vegas, LAX, Dallas Fort Worth Airport, and many more... awarded contracts.

My government contracting company distracted me from investing in real estate. Big regret but it was fun traveling and getting nice contract awards.

In 2007 I met a large commercial real estate investment company. They was just entering the Las Vegas Market and I showed them around. We identified a 20 acre shopping center and we opened up escrow with a $30 million offer. I was their real estate representative on this deal. It never closed but I maintained my relationship with my clients. In 2012 the owners of that same shopping center called me and asked if my client was still interested. We ended closing on that same property for a lot less than our 2007 offer. That property has made my client a lot of money.

I am now their corporate broker and have acquired several other retail commercial properties.

From 2008 I’ve was distracted and never bought any properties for own portfolio. 2006 was the last investment property I purchased. So now I’m going back to my roots and getting back into real estate investing. Residential properties to start , single family homes and eventually multi family. I’ve learned a lot from my commercial partners and would like grow into commercial properties eventually.

Think I found a property today.
