Hi All, 

We own a single family property but we want to change it to multifamily units. It's in Clayton County, Georgia. We are gutting the inside of the property anyway so now would be a great time to build the units. Does anyone know the best arguments I could use to get the zoning board to grant us a variance for multifamily use? It's in a single family zone. Thanks

Hi All,

I'm also new to the Atlanta area. We own a single family property but we want to change it to multifamily by building a few units. It's in the Jonesboro, Clayton County, Georgia area. I talked with a couple of reps at the zoning board and they say it's highly unlikely my request to change the zoning to MF will be approved. We are gutting the inside of the property anyway so now would be a great time to build the units. Does anyone know of any loophole that I could pursue to legally get the MF units approved?

Thanks @Rob Beland. Does SP refer to an individual buyer? 2. On the $1 million liability policy...what's the term used for that type of insurance? 3. Do u think the strategy of buying undervalued Co-ops make sense...is it widely done?

Hi Bigger Pockets Experts...

1. Is it a good idea to buy a Co-op through my LLC. It appears easier to buy it as an individual because I may get push back from a Co-Op board who dislike LLCs because they categorize them as investors.

2. I can't afford big ticket real estate purchases right now so my goal is to use an LLC to buy undervalued 1 or 2 bedroom Co-op apartments and rent them out. Does anyone one know if that's a good strategy? I'm in Yonkers, NY.
