im a buy and hold investor so i dont think about appreciation as a main factor when it comes in investing. If it happens great like a cherry on a cake .. but i want cake hahah.

Thx for the info i will go and start running in the area to get more familiar, once it gets warmer.

Thank you for all of your comments i did a lot of digging around for 2 properties that are going to be on auction next week.

Wow kind of an eye opener how many liens you can have including a 358.98 $ on a property that is worth 150k ... for "boxes removal".

I will go one more time to see how things go i will post back my findings

Hello I started eyeballing Pilsen area in Chicago as an upcoming one can any one share their views about it ? it looks very diverse from 200k per 3 unit all the way to 500k for 3 unit ( yest the 500k is way nicer )

is there anyone who is investing in that area ? any thoughts.

thank you for reply you were right on the money out of 14 properties that were being offered there was not even 1 - one bid lol

the starting bids were so high that i was speechless. Lets say that market value for most properties was 40-50% of the starting bid and in one case even less that that

I'm surprised i thought that it might be interesting way to acquire new investment properties but it doesn't seem to be worth it. I will go to few more just to check them out time will tell
