@George C.  Thank you for your response.  This is where my dilemma lies. I have probably mostly maxed out of my capability to take out a conventional loan (credentials based on corporate job) because I already have 3 properties under my name/credentials.

I am looking for other ways to re finance aside from using conventional loan.

@George C. how about the closing costs? And refi is through conventional mortgage - what if one doesn't qualify as per bank requirements?

Property 1 - approx 350k, current mortgage 237,500k

property 2 - approx 350k  current mortgage 195,250k

Please help! I have 2 properties, all bought October 2018

(1) is an FHA loan, primary home

Ground floor commercial space (currently a dog grooming space)

My apartment is 2nd floor

I have to put in work in this bldg and I have an equity of approx 100K+

(2) is an investment property

2 family - 1st unit is 1 bed / 2nd unit is 2bed

I have approx 120K+ equity in this house.

I cannot get a cash out refi from the 2 because the do not meet the requirements including LTV requirement.

Is this correct? 

I was aiming to use the cash to buy a 3rd property. If I cannot cash out refi, what options can I explore to get some cash out of the properties (I was intending to use this cash as the downpayment)

If I cannot do this- how do I acquire a 3rd investment property?

HI Guys, I am currently looking to purchase a 2-3 family prop in North Bergen. I find that the prices are rather high. I cant seem to find any 2 family in the 350K range like Hannah ;(

Any tips?

Among all these areas - Union City/ North Bergen/West New York/ Guttenberg-  where is the best place to invest now (2-4 family) and gain property appreciation in the next 5 years ?
