@Drew Kimminau that is accurate and clear distinction.  I like it.  I looked at it from a current year perspective.  If you get more than 12 months out of its useful life then its Capital and if less than 12 months out of its useful life then it is repairs or maintenance.  But again I like yours better because there is no gray area because some people think paint last longer and it shouldn't.

I own the book and audiobook of “Buy it Rent it Profit” the author refers to the appendix PDF often. Does anyone have the digital file? Has anyone created digital version of these docs?  It does not matter the format but I would prefer Adobe PDF, Google Drive or Microsoft Office versions. I am unable to find the files online or on TLPMA website.

While listening to the audiobook “Buy it Rent it Profit” the author is always referencing a PDF companion file that I am unable to find online. I also looked on TLPMA website and was unable to see any mention of the main reference in the book. Where might I obtain this companion file PDF.

Thanks.  Investor Title sounds good.  I will use them if I proceed further on the deal.  @Ray Bartle Have you had any problems with fees the charge in the past?  Why do you prefer these title companies over other?  Is it the service, competitive price or ________(fill in the blank)?

I am looking for a referral to the best titling company in Saint Louis.How should I measure a Title Company? And what should be the criteria for judging the best Title Company?

I have had problems in the past with fees and not being able to provide proof of charges.I would love for an investor / frequent user to recommend their favorite title company here in the Saint Louis area.

My goal is to receive a quick over view of the local process and a recommendation to the most economical price in the area.

I'm looking for a single-family home inspector that could spot all the problems with potential purchase in the Saint Louis area. I also need this inspector to be good with estimating repair costs quickly So that I could find out the true cost of this potential purchase. I would prefer referrals that you had a great experience with in the past. I would like for someone to be able to explain the cost to a new investor distinguishing needs vs preferences

I am new to BP and the world of REI. I am looking to transfer my experience as a home owner and experience in the stock market over into passive income with a positive cash flow. I want to first do a market analysis on Saint Louis. I want my examination to be data driven so I can choose neighborhoods for my buy and hold investments. Any suggestion on how to perform this analysis and where to start would be greatly appreciated.
