Thank you for reading.

I'm in search of a realtor familiar with the south suburbs of Chicago. My strategy is to purchase a "buy and hold" multi unit, owner occupied.

There were children involved? That breaks my heart....

Wow, you're a better person than me. I couldn't imagine spending months on that. I'm pretty sure I would have quoted the movie Aliens and ran away.

1000s of roaches? Hazmat suits? You can't be serious! Please tell me no one was living there.

Advise the parents that everyone over 18 is considered a tenant and needs to meet your screening criteria. I doubt "the kids" will pass the minimum requirements .

So they have a history of damaging properties but you heard this from RE agents not the landlords? Talk to the landlords and see what they say. A key question would be "would you rent to them again". Dig deep into their background, I bet you'll find plenty of stuff to reject them on.

Stop looking at reasons why something wont work and focus on the reasons why it will. There is nothing wrong with having multiple streams of income.

I wouldn't quit my job but it will allow you to save some money that mom and dad dont know about. Did you look up Dave Ramseys debt snowball?

Dont fear for your girlfriends safety. Its a halfway house not a mental institution. If they were completely unstable they wouldn't be there. They, as a group, are very emotionally high maintenace so expect some drama. It all depends on how tight a ship the staff is running.

I can apply to jobs all day every day in state and out of state. The key is actually getting the job not just wasting my time at interviews with no chance at ever getting hired.

No. Actually if your work experience was good enough to get you to the interview then it was good enough to get you hired. Something else is going on. You have to figure out what you're doing during the interview thats making the employers pass on you.
