Hey everyone!

I will be wholesaling in Houston coming up soon. I still have legal matters to attend to and preparing myself to get set up correctly. I wanted to come into this area to start networking and getting to know other investors in the area, get familiar with great lenders, etc. I look forward to chatting with some awesome people!

I would definitely look more into the numbers more deeply. Don't just go by what the seller's agent is giving you. Trust but verify! Break it all down, and run the numbers as if everything is going to stay the same as it is now. Then later on down the line, if you can get more rent and the property appreciates thats even better! As for paying cash or financing. I would definitely finance and use that leverage! I would love to talk more about what your plans are

I would absolutely contact the HOA and see what they have to say, it wouldnt hurt! These tenants sound like they are very picky and are going to be hitting you with a bunch of little things along the way so be prepared! I would love to connect with you by the way! I see that you are new like myself and would love to chat to see how you got to where you are at.

Generally, what I have been told is that if you don't have a good amount of properties under your belt yet, it's not worth getting an LLC to put your properties under. But it's always a good idea to talk to a bank and get their opinion on your situation! Good luck on your journey @Chandler Ludwick!

Hey BP,

I am really curious to hear what others have done on the side to earn money for the down payment on houses. I am looking more and more into side hustles that I can do to create a nice sum of cash to put into an investment property and to make myself a more attractive partner on deals.

What side hustles have you done? Which ones worked well and didnt work so well?

I would love to hear all of the great ideas that you guys have!

This is really interesting and I am very glad that I have come across this because I am currently active duty military and serving overseas so I am in the same boat. @Ralph R. Love your advice! Where do you start building your teams for different states and how do you raise capital for the places you are looking to invest in?

@Larry Fried @Michael Lewis Heys guys, I am looking to possibly attain a residential multi family building over there because I have heard that the market is doing well and is a great place to get into real estate investing. Are there certain areas that you would recommend and people for me to get in contact with? What is driving the market so well?
