What is the total fund size and does it justify the headache? Lending on rehabs and distressed property is highly risky business. Obviously you can infact loose some if not all your money if rehabber suddenly goes on a quick unannounced one way trip to Belize or Cayman or if you get stuck trying to foreclose or undertake the rehab project altogether. The rate typically accounts for the various risk which is priced into the loan.

 Thanks for the info! They are trying to figure our the total purchase price but it's no more than $150k. It's family friends so i do not expect for them to disappear, although the numbers I am running on the deal are not working out in my opinion.

Terms loosely speaking could be: You fund 70% of the purchase price and 100% of the remodel. Interest is accrued at 8% interest-only based on the amount of money checked out at any given time. All interest is repaid upon sale. And upon sale, you also take 50% of the net profit on the deal.


 Thanks for the input Scott, very helpful. It's a family friend, a home for themselves that needs some work that they cannot get a conventional loan for. I believe they are getting the reno funding from direct family but were looking for private money for the cash purchase in full.
