Investment Info:

Single-family residence buy & hold investment.

Purchase price: $240,000
Cash invested: $37,000

This single family home was built in 2018 and needed nothing. It was a turn key rental that we had rented in 2 weeks with no additional work required.

What made you interested in investing in this type of deal?

The lack of rental inventory in the area. I knew if i could get this deal, I would be able to charge a premium for rent given the lack of inventory.

How did you find this deal and how did you negotiate it?

I paid asking price.

How did you finance this deal?

25% down conventional

How did you add value to the deal?

None

What was the outcome?

$750.00 cash flow per month.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, our real estate agent is Beth Baldwin with Virginia Capital Realtors. She makes every transaction seamless.
