I am a New Yorker and considering going after a Real Estate License for a few reasons; to better my understanding of Real Estate and to save money on my own investments while also being able to make money from deals as an agent.

Is it a waste of time and money? Is it worth it? Is it a no brainer to become an agent if I want to be more engulfed in real estate? Can I do this part-time?

How much do each of these cost? I am considering to invest money into a rental property. My knowledge of the money I should have is the downpayment (paired with whatever loan I can get), roughly 6 months rent money in reserves and money to cover other expenses. These other expenses include these people.

How much will each one cost?

I am in the saving process for my first rental investment. Should I use my money to invest in my own rental property or should I start out as an investor for other people trying to buy properties?
