Back in July, they have been paying off their debt ever since then to build their credit to qualify for a loan, they just got their approval but I don’t know how to go back on my word

I agreed verbally to sell my rental to the current tenants for $385k, the house is worth $450k, would you miss out on and extra $50k profit from the sale or man up and tell them I changed my mind??

What if the loan is 0 down, but right before closing I get gifted enough to cover closing Costs?  (Which this bank actually allows)

I realize every lender has different requirements but, I’m wondering if anyone has ever gotten approved with having $0 in liquid assets in the bank.  If you have, please share.
