I’m looking for any private/ hard money lenders in Colorado, I’ve been finding wholesalers and sifting through the deals they send me. I’m a Colorado native and want to begin growing my portfolio. Any recommendations to finding potential lenders as well would be appreciated. Thanks!!

Post: First House hack, more or less leverage?

Hello! I’m finally ready to purchase my first house hack! I’m looking for properties in North Denver (Thornton, Westminster, Commerce city, etc). I plan to rent out the rooms to friends if I can instead of total strangers, however I know this could be problematic, and I plan to have their parents co-sign if they don’t have a 600 credit score. Just want to know what the potential dangers are and how to avoid them.

Also I’m finding in my market the home will likely not cash flow as a normal rental, so I plan to sell it before I purchase a second property. Is this a terrible idea, will I be taking a huge risk if the market falls? Ideally I’d like to be able to buy and hold multiple properties down the road. Any advice would be greatly appreciated!

Hello BP, I currently have an LLC with three other partners and we all have contributed an equal amount of money into a shared account. Right now we're waiting for the account to be "seasoned", and after that were not sure what route we should take. We know there are millionaires in every niche, however, were not sure what the best way to approach our first deal with a four-person team. Any advice on working with multiple partners would be greatly appreciated! Thanks.

Hello,

Currently, I have three partners and we have an LLC formed as well as a mutual bank account that we have all contributed to. Right now we are waiting for the account to be "seasoned" before we look at any properties. We all have several ideas on where we should start with our first deal. We are all long-term investors that are more interested in buy and hold, however, we are skeptical if it would be better to start out doing a few small flips in order to get some experience and raise more capital. I know there are millionaires in every niche but we are unsure of what would be the best approach within a four-person team.

If anyone has good advice on how to approach our first few deals as a four-man team please let me know!

Hello BP! I'm only 20 years old with a car loan and I'm slowly establishing my credit, however, my partner already owns a few properties and is financially stable. We haven't pulled the trigger on anything because we feel we won't be able to get a loan because my debt to income isn't very good. We have an LLC and were looking for a triplex or fourplex in Colorado so that I can live in one of the units and house hack, we both have about 15-20k to invest. How can we get around my poor DTI and find a good deal in Colorado?

Im a 20 year old in Colorado looking to purchase my first rental property! I found a property with some potential, its been on the market for over a year now and they have dropped the price all the way from 210k to 165k. Comparable rents are at about 1300, and I ran it through the rental calculator and it should cashflow nicely. The only problems I see with it is its in a flood zone next to a river, and its a modular home. Any advice on this would be great? Thanks.
