I guess that's why they say the first million is the hardest, and honestly I think that's the issue in the technology age every thing is instant gratification phones, dating, food that we cheat ourselves of reaching true fulfillment. love the post though very thought provoking!!

Hi there I am an aspiring business owner and investor who grew up in a very working class family and one of my biggest mental hurdles is getting over asking people to invest in my investments. For some reason I keep having these feelings of taboo anytime the thought of having to ask people for money. I keep finding myself telling myself to just jailbreak my first property so I don't have to come up with a large down payment, while jailbreaking seems like a great investment tool I feel like I'm telling myself these stories to avoid my fear of asking for money. Has anyone else struggled with this, and if so how did you overcome this issue, because I'm not rich (yet) and OPM is a non-negotiable at a point if I want to hit my goals!

Thank you Will I have been having similar issues as Joshua and that is some great advice because one deal doesn't make someone rich and we all need our networks of people for long term success.

Hey there I'm just getting into real estate investing and have been utilizing the bigger pockets tool kit to evaluate properties I stumbled across this property in my home state of Wisconsin, and I noticed in the description that it sounds like there are city requirements for the property and was curious what to expect with a property of this type. I thought

this property may be an opportunity for BRRRR but not sure what to expect when the city is involved I've heard of HOA is this something like that?? I also noticed it said it needs to be owner occupied I was curious if this was something you could jailbreak for a year during the rehab phase and then convert into a rental?
