It doesn't sound too bad especially with the proof of funds. Make sure you understand that aspect fully. Contracts are pretty much free but software costs money so that could make it worth it too.

I don't have a VA yet but was planning $100 bonus on top of their hourly.

Real estate has nothing on Religion as far as wealth building! Start your own religion! Or find a young, local preacher to help you. Tax free!!! Human beings always want to believe in something and now you can capitalize on that.

I'm about to dip my toe in to investing but banks don't like me since I'm a tipped employee. My best bud is in the car biz out of state and works 60 hours a week and makes 350k. He's down to invest but all he'd be bringing to the table is basically his w2 for getting financed. I'd be doing the rest. We'd probably be hiring contractors and property management so it's not like I'd be slaving away rehabbing it but I'd find the deal and put the initial cash investment in and he'd co-sign basically. What do you think is fair in this situation?

@Rico Nasol thanks so much for your reply! Yeh I figure if nothing else I can strategically stick it in the stock market until I’m ready for it. I know the market is risky but I’d wait for the unavoidable dip after the election.

Hi guys! My name is Dylan Boyd. I'm a newb investor in Ft Worth, TX and I'm preparing to dip my toe in. I'm currently doing all the reading I can and listening to the BP podcasts and getting my financial ducks in a row.

So question, I've owned my house for 5 years and have been making double and sometimes triple mortgage payments thinking that was a smart thing to do with my money. Well now, including about 100k in appreciation, I'm sitting on a house worth about 250k that I owe 76k on. I'm at a 4.5 rate and paying mortgage insurance so I want to refinance anyway but should I go cash out refi (probably 90k) and use that for future properties? Should I keep paying the house down and opt for a HELOC? What would you recommend in my particular situation? Thanks so much and looking forward to getting to know some of you!
