Hello all, Happy New Year. This year I have a lot of goals I intend on meeting. My first being to set up more systems to help me with marketing and attracting leads because I work full time right now. I've done some research and so far this is my plan of action:

Start an LLC (formality and getting the business known)

Create Two websites (buyers/Sellers page)

Setup a CRM. I've chosen Podio

I'm still on the fence about using an answering service. I work during the day so I cant stop to answer the phone until my break. I've heard good things about Call Porter. But it might be better to just answer the phones myself.

Setup my PO Box and different phone numbers for different campaigns. 

I'm using Prop Stream for my Data base. I just switched from property Radar.

I know some of this can be somewhat difficult to setup. My question is should I get some kind of coaching on the the setting up of some of this stuff? I've seen people that offer to do all of this for you, but I want to know what I'm doing and how to use the systems. 

Also is there anything I can look for on my own that can help me learn on my own. I've watched some YouTube videos but its mostly brief information.

Anything that you would do differently or that I don't need?

@Adam Regos Hey Adam, a ton of great insights on this thread. You and I share the same goal! I’m right there with you on trying to get out of corporate America in the next 5 years. One thing that no one has mentioned is that you have a lot of cash saved up, which is great. You could be looking into the foreclosure auctions online !! Auction.com would be a great resource for you.

You could buy a property all cash and do whatever needs to be done to fix it up and put a tenant inside the property (use a property management) . Then once the property is stabilized cash out refinance and repeat the process.

Or.. Flip the properties!

In my area (San Joaquin Valley) you can find homes very often on foreclosure websites for around 170k and will sell for 230k-250k !

If I had that kind of cash in reserves that’s what I would be looking into. Hope that helps!

@Braden C. It is possible. But I don’t have any neighbors and it just seemed to be right after I started mailing.

@Nicole Heasley Yes I live out in the country with no neighbors. That’s the only reason I can think of that someone would do that.

@Ian Walsh I send 1000 a month. First month is a yellow letter. Second month is a post card. My message says “ Hi my name is Dylan, I would like to $BUY your house at 123 main st. Please call me at (Phone number).

Right now I’m mailing absentee homeowners with 30% equity. I think I realized now this is not the best list to mail. I have some things I need to tweak.
