Jonathan West thanks for reaching out to me. Rebecca Holmes that sounds great. I will have to see what's going on. How long do the meetings take and what's usually going on during the meetings? Is it newbie investor friendly?? I believe I just joined your guys meet up group online too

Are there any Milwaukee area investors on here? If so do you guys attend the MREIA meetings? I'm on the fence about going there because I don't know what to expect. I'm a new investor looking for a start. I'm looking at flipping and buy and holds. I need a little help and support. I have a lot to offer anyone In the area. I just heard a lot of people say the meetings are just there to try and sell us on products, but I know that's not true. I'm currently an apprentice electrician and I'm looking to get my feet wet investing. I've already read all the books for beginners too!

I definitely look forward to your weekly updates now too as I have recently just read the entire thread. It really puts it into perspective for everybody how running a real estate business can run and the things you can run into. Definitely a great thread and I would love to see it continue!

I wouldn't even mind renting this place out, but I don't know if I can afford the conventional financing with the vacancy of the property up front until I find renters or even live in 1 of them myself. The reason why it would be a little out of my price range up front is that the property taxes are high for being on the water(over 5k)

Okay so I've been soaking up knowledge from every source available over the last few weeks and I just can't get enough. There is a local building that I know for a fact many people have been wanting to rent out, but the last owner would not do it. It has 3 units, not sure if that includes the storefront or not. Anyhow I know that could be a good possible rental for me to start out with. However I was looking at the sale price and it was under $100,000, but I know its bank owned so its possible they would accept less since I think it was a forclosure. I didn't have it appraised yet, but according to the gis the aftermarket value was $250,000 since its right on a river. It honestly does not need that much work on the inside from what I can tell. I know the storefront needs to be re-painted at least. I really want to snag this up myself! My thing is, I've been retaining knowledge, for awhile now, but have not come up with an actual plan myself. I'm just a little confused on the process. Do I check it out first, make an offer, then have it inspected and apraised, and then find financing for it? I would most likely need a hard money lender since my credit is not good, and I don't have money to put down. I feel like its a really really good deal though. I want lookup and see if I can find some of the comps today, but this building is really different from others around it as it has a couple rental units and the store. I could even wholesale this place if I really wanted to! I may be jumping the gun, but I learn better by doing then just reading all the time. Need some advice!

@Wendell De Guzman very nice thread! It tooks hours out of each of my day for the last week to catch up to this weeks post, but it was very worth it!! I'm new to the real estate investing world, right out of Southeast Wisconsin! Thank you so much for all the valuable information. Your whole thread has opened my eyes up even more as to what can happen with investing in real estate, and I have written down all of your tips from the lessons of the week! Very very helpful. I know you said you plan to end your weekly business update, but I personally would like to see it keep going!

Thank you Jeff I will look into that. Scott I had already came up with a plan and presented it to the village board after the inspection. They still want it torn down unfortunately! I have someone who will tear it down, but will probably be left with land that isn't rebuildable on. I can maybe look into if we leave the foundation otherwise I don't know what to do yet!
