Thanks @Tyler Flagg.  I appreciate your input.  These particular duplexes are not a true turn key, they are more of a renovation flip to sell to an investor.  I calculate a 10-12% depending on rents being anywhere from $1100+ per unit.

Thanks for the Welcomes.  

I had a question about what typical turnkey properties, specifically duplexes, should garner as far a COC return near the Plaza District in Oklahoma City. I am looking at two, newly renovated duplexes that will command good rents due to the location but the seller wants a premium for this.

Any advice welcomed.  Thanks

Hello everyone here on BP!  

My name is Dwyatt Jackson and I live and work in Edmond Oklahoma, a suburb of Oklahoma City. I am a petroleum engineer by trade and am wanting to get more into REI. My wife and I both have been learning and researching real estate for 5+ years but have yet to purchase our first property outside of our home. I help my mother manage her SFH that is has been rented out for 3 years so I have some experience with that. We have evaluated close to 25 deals, mainly duplexes, four-plexes and some small apartments complexes but kinda get into analysis paralysis quite often especially considering we are both engineers!

Our ultimate goal is to have enough passive cash flow from real estate to replace our earned income which is about $15,000/month.  We are interested in multi family, single family homes, apartments, and other income generating assets.  We are open to flipping as I have heard it is a good way to generate some cash to then put into buy and hold cash flow properties.  

I hope to use BP as a tool to learn from experienced investors, network, and broaden my horizons.  Glad to be here and thanks for everyone's help!
