Woodstock is a little far away isnt it?  Im not looking for a tenant.  I'm closing on what will be my primary residence but I'm out of the county and wont be back for months.  I'll need someone to supervise some work, do simple things around the house and check on it from time to time. 

I need a property manager for a few months in the Forest Park area. Any referrals or offers would be welcome. Thanks

Hi @Matt Hershberger I've been looking in those areas, but I haven't found any affordable multi-family properties.  I'll keep looking.  Thanks!

I have been living in China for over a decade. It's finally time to move back to the states and I want to BRRR a small multi-family property. Currently I'm trying to educate myself as much as possible. I'm from the Atlanta area, but I'm open to moving. I plan to house hack my first dozen or so properties and do as much of the renovation myself as possible. I'm looking at heavily distressed multi-family properties that I can put sweat equity in.

-  The Building is empty and needs a total renovation, and has over 60k in back taxes arrears, to be paid by the buyer.  I want to reduce the number of apartments because It will be my primary residence, and Im greedy :)   I think I have my answer.  I need to get an architect, and an estimate from a contractor.;..then plug the numbers into a investment calculator.  Sound about right? 

I'm a total n00b.  Im, currently looking at a 20 unit building.  I want to reduce the number of units to about 12-15 (the building will also be my primary residence and I plan to be the property manager.  I want to have traditional tenants and use some units as Air Band B apartments. The building cost 15k (I'm sure I could get it for less...its been on the market for a long time (probably a bad sign hahaha), it s in a bad neighborhood, and is a total rehab (roof missing...etc).  My question is, how do i run the numbers on a property like this?   How do you estimate renovation?  Pay a contractor?  and the other metrics needed to see if this is a good deal or not.  I forgot to mention one other tidbit ...I'm an expat currently living outside of the US.
