I'm just doing research currently and getting insight. I know each project is different. But from what you described what type of rehab cost is that?

Hello guys,

I was looking at Duplex's that were for sale on sites like Zillow and Redfin. A lot of the properties were build in the 1900's so 100+ years old. Have any of you purchased properties of that age? what types of adjustments do you make for capitol expenditures in your analysis of the property. any and all tips and advice are welcomed!!

Thank you for your help and insights

@Jeremy Trad thanks for the warm welcome and information! my goals are a live in house hack. I have a family so would really like to be in a B or higher neighborhood.

@Marcus Auerbach Thanks for the tip I somehow forgot to look at the crime map it does seem to outline areas the areas fairly well.

Hello BP Nation!

I have a question about the different neighborhoods around Milwaukee WI.

From what I can tell the areas near the water(lower east side, historic thrid ward, etc.) Are the nicer parts of town. Can anyone help me break down the are abit more I would love my first investment to be in a B or C+ neighborhood. Any insight would be greatly appreciated.

The reason for starting in a year is some time to save some money. I'm also a renter and have a year long lease.

Hello My Name is Dwight Frazier, I'm a new dad and ready to make a change in my life. I have been reading books and listening to podcast and want to start making the steps so that I can have financial freedom.

My goal and why are pretty simple invest multi family units that eventually gives me the cashflow I need to spend more time with my family.

I'm here to refine my how and join a community of likeminded individuals.

The plan is in about a year to move to Milwaukee with a house hack and begin my journey. Any advice is happily accepted because I am so extremely new to this. I hope to be an active member on these forums and build a strong reputation for myself.

Thanks in advance
