Does anyone know anybody who funds mobile homes and/or abandoned parks with infrastructure already in place?

Good morning Family

I am a local real estate investor. I have what I consider to be a unique situation. I have a person who has been in his home for over 10 years a a renter. The seller has agreed to sell it to him for $138K or so, he has an appraisal for about $214K. He is in Warren County. He is self employed, but his wife has a stable W2.

I would like to refer him to a dynamic leander/broker to assist him.

The red flag: he had a lender who couldn't get this done for him in over 6 months and now is ghosting him. I suspect there are things I don't know. I would like to see what you can offer as assistance.

lol, that is actually a great idea.  I doubt it because the there are only a few trees near the area, but the property is lined with trees.  I agree the backhoe would be expensive, so if your idea yields results, it is definitely worth a try.  I will let you know what happens... fingers crossed.

Our biggest issues is drainage. We have older properties and they apparently they don't like cold weather.  

They are sewer lines in the yard... yikes. 

Getting a backhoe out this... hopefully.

Good evening.

We have just been hit with cold weather here in NC. The past week has been brutal, of course relative to how it has been. Of course 2 of my properties are experiencing plumbing issues.

You know the most frustrating part is the inconvenience for the tenants.

Hello Bigger Pockets Family

We have been purchasing long term rentals for a while. In the last year or so in our state of North Carolina prices have soared.

My question, I know this may sound like a rerun, are any of you long term rental landlords still purchasing properties with less cashflow? If so, what are some things you are considering when looking at properties now? We have put more money down on some of our recent purchases, but of course that reduced cash on hand. Our cashflow is better, but our Cash on Cash return takes a hit.

In our area, we have noticed a huge up tick in property prices without a significant change in rents. Are any of you finding ways to push rents upward?

Just curious 🤔.

By the way, I am also interested in what any of our flippers and wholesalers think. I know you are also on the grind and probably as tuned into this market as we are.

I look forward to any comments.

Good evening

I just came across this post. I too agree with the comments. I know sometimes it helps to understand the market. Some markets are slowing on rentals and sales. Assuming all things as equal, be sure before you start aggressively dropping your price that you days on market support the change.

I quickly checked the web and noticed this listing that appears to be a bit similar to yours. Obviously, I don't know the exact area, but hopefully this will help you with your plans.
