Depending on what state you are in, you can essentially act a the electric company in some states where they have deregulated the electric or gas markets.  By acting as an affiliate you get a small commission each month when they pay their bill and over time it can really add up if you have several units.

I have a great way to generate additional income if you have property in a deregulated electric market.   You can act as an affiliate with Ambit Energy and receive a commission each month your tenants pay their electric bill.  You don't make a lot but over time it can add up, especially if you have several units.  Texas, California, New York, and Illinois are their bigger markets but they are in some of the smaller states in the northeast.

Can I Get A Loan with Judgements On My Credit Report: I have 3 judgments totaling about $25,000 not including the interest. 15k, 8k, and 2k are the individual amounts. They should drop off me credit report in 1 to 2 years but they are still out there. Whether they are renewed at the 10 year mark remains to be seen.

I picked up a mobile home on land for $4,000. It is currently rented for $265 and the guy takes care of all the repairs. I've also bought a two bedroom frame house on two acres for $8.5 k years ago. I'm looking at a 2 bedroom in Cherryvale KS for $2500 to rehab this summer. I've seen other similar deals in small towns across TX, OK, and KS

It is not in a park.  They are on their own individual lot.  I'm going to drive out and take a look this weekend.

I just found a pair mobile homes and lots together for $3600 each on craigslist yesterday.  They are in a medium size town in OK.  Neither one is rent ready.  I'm going to take a look this weekend.  Any thoughts ?
