I have a few questions about rental properties.  How long should you hold on to a property before selling from a financial aspect? How long should one finance a property?  Does it make sense to finance it over 30 years to increase cashflow?

Apparently these homes are in the midwest in blue collar neighborhoods.  This particular company handles the purchase (my money), rehab, tenant screening, property management and I understand they charge 10% of the rent. I have a call scheduled with them to ask many questions but that is all the information I have at this point.

Does anyone have any positive or negative experiences purchasing homes from an investment company which they rehab, screen tenants and property manage in another state?  These homes go for 40-45k after rehabbed which would be cash purchases.  

Can someone help me understand the major differences beween the two strategies?  Do most people perform upgrades on buy and holds?  Is the brrrr strategy about forcing apreciation so that you can refinance and  cash out the initial down payment to use for additional properties?  What am I missing?
