Who’s has good rates on a 6 unit property I’m looking at in Louisiana, between Nola and BR.   I can do 20 or 25% down.  Price is 640k 

It’s NOT going to be owner occupied.

I spoke with the owner yesterday she also told me she declared bankruptcy a few years ago and the house was a part of that. She says it no longer is listed on her credit report.  She did say she was willing to call the mortgage company to see what they say. She is going to see how much she owes in back payments and they payoff amount.

I believe it to be in pretty good shape. Needs 15-20k in repairs.

I found a property the owner walked away from 2 years ago.  The property has not gone into foreclosure yet because of covid. I spoke with the owner who said the mortgage was/is with USDA.  Any ideas on how to secure this property. I’m open to ideas?

The 3br is currently rented at $1200. Renovations for both units would be appx 17k because the finishes in my unit are a lot nicer. $100 increase in rent isn't out of the question.

I finally pulled the trigger and bough my first house in west chester pa. It's a duplex with a 3/1 on the second and third floor and a 1/1 on the first floor I plan on living in. The house is in very good condition just needs updating. I plan on remodeling the 1br before I move in with a new kitchen, bathroom, refinish original floors and take down a wall for an open floor plan. My question is when and should I renovate the 3br also.

The house has never had a problem attracting renters because of its location. The current tenants are planing to move out at the end of the month so I would have an opportunity to renovate then. The unit could use a new kitchen, bathroom, and floors refinished. Once that is finish I fell like I could increase my rent by 300 a month.

I only plan on living here 2-3 years but would like to hold on to the property as an investment. Would it be best to invest in this property or keep the money in the bank to fund my next investment.
