It is newly acquired. There are two units. The first unit is a 3 and 1 and the second is a 4 and 1.  To my knowledge it wasn't rented out by the previous owner who also lived in one of the units but I could be wrong.  Theres also a basement that I am planning to convert into a 3 and 2.  

Thank you guys for the feed back. I am going to ask my PM on what she thought about an extra bath and if that would increase the rent or not.

Does it makes sense to turn a 4 beds 1 bath into a 3 beds 2 baths?  I don't have any other space to convert into a bathroom.  I would combine two of the beds into a master suite with a bathroom. and two beds share the other.  What do you ya'll think?

Hi BP,

I wanted to get the community perspective on remodeling a project.  Does it makes sense to get a professional drawing?  I am kinda confused here.  I am in the process of making my basement a legal flat and wanted to know if it made sense to get a pro to outline my idea.  Do you think it makes sense for such a small project?

Is there anyone experiencing issues with the property rental tool?  It seems to not returning any results from my analysis.  Any suggestions?

@Vicky Liu Atlanta is great. You have both good and bad neighborhoods. If you are looking for cash flow in the metro area, it’s best to buy a fixer upper in a up and coming neighborhood and hold for a while. Places like Decatur is not a bad idea and depending on the size of your investment old fourth ward.

@Harvey Corsino I agree. Don’t forget that you’re not tied into just one market so if one market is not giving you the return you need you can always pull out your cash and reinvest it somewhere else where it makes sense.

I have an unfinished basement that I would like to convert into a bedroom and bathroom. Anyone know of any good contractors in the Woodstock GA area? Please recommend.
