Bram Spiero thanks. What I offer I think is with practice the ability to find and analyze deals, and I can do a lot of work on the houses or organize contractors for the rehab. Is that typically a fair split in responsibility to attract a silent parter for financing purposes?

For someone brand new with no experience in real estate investing like myself... what do I blog about??? I'm still working on the education part and at some point would like to start a blog to help with marketing and online presence. But I have no idea what I would write about to continue to come up with content. Any suggestions for newbies looking to blog and be credible?
I am new and looking to get into flipping houses. Investment capital is the big issue for me. What is the best approach to finding a business partner if I don't know anyone with a ton of money to help to financing?

Bryan Pham thanks for the input on wholesaling. I haven't done a whole lot of research on wholesaling so I was wondering if it was an appropriate place to start. I may look to find a business partner for flipping. At the moment I am trying to figure out a direction to go in order to develop a business plan. But I think flipping will be more in line with my passion and goals than wholesaling. Thanks again

Hi my name is Dustin Cook. I live in Oswego,NY. I have actually been a member for a year but I have not been on the site in quite some time so I wanted to make a new introduction post. I have been looking for a way to be able to leave my full time job eventually and I love the idea of real estate. So I am looking to learn as much as I can and network to meet some of you great people. I love the idea of flipping single family houses. I have a question that I think the BP community can help me out with. I live in Oswego, NY and the winters here can get a little crazy. I am just wondering how this effects the real estate investing business. Would it be wise to get started in the winter? I would like to fix and flip and didn't know if it would be a good idea to start at this time. Any input on this would be great!

Thanks for the tips everyone. I will definitely start running numbers so I can get the process of analyzing a deal down. That is still a bit confusing to me but practice make perfect right! @Will Chamberlin I think starting with foreclosures is something that I am interested in. There are not that many here in Oswego, but maybe I can find a good deal. And I will definitely listen to the podcasts. Thanks again.

My name is Dustin Cook. I live in Oswego, NY. Small town north of Syracuse. 

I have always wanted to get into real estate investing and have always loved the idea of fix and flip. I am looking to get started soon. I was just wondering what the best way to start for me would be. Should I try to find a partner and split evrything. Should I seek a hard money lender and try to go into it with as little of my own money to start? What is everyone's thoughts on this? If I did go with a hard money lender, how should I go about finding one?
