40 year interest only is usually only offered on a DSCR product where the rates are the same as a 30 year fully amortized.. but yes you would need to pay usually an extra point in discount points to get the same rate. It isn't for your typical homeowner, but for investors just another tool that every investor should at least know about.

 One of my favorite products on the market right now. It's honestly a no-brainer if you ask me. I know a lot of people taking advantage of this product right now.

 Hey Vladimir. I know a few lenders out there that do HELOCS in NY. Have you had any luck talking to anyone?

There are definitely Lenders out there that can help. it's just a matter of finding the right one that can maximize your LTV. I know many partners doing this in all 50 states.

Most conventional lenders do not do that.. I would look for a lender that does non-qm loans

Are you able to show a consistent amount of money being deposited into your account monthly? I recommend finding a lender that can do a bank statement program.

Honestly just depends on what your goals are. I have friends that do it part-time still but if you're looking for the most success out of it all your time needs to be dedicated to just that.
