@Steve K. Yeah I figured there was some code, but it would seem that if the chimney itself isn’t in use and simply acts as an open cavity it would be an easy solution.

At some point the chimney will be removed. I would imagine I could easily run conduit at that point within that void, as long as it’s far enough away from other systems such as the vent pipe.

@Amber Gonion no it’s not closed off...yet. This spring it will be getting removed below the roof line when the new roof is installed. I was going to wait to do the bathroom remodel until the roof/chimney work is done so I could just continue removing the chimney even further. Which might be the best route anyways.

I owner occupy an up/down duplex built in 1900 in Minneapolis, MN. There’s a chimney from the basement through the roof that has 2 vent pipes for the boilers running through it, but is otherwise obsolete. I’d like to put a stackable washer and dryer in each units bathroom which are right up against the chimney.

Can I run pvc conduit for the wiring through the chimney for an easy run?

What one or two things you regret not including in your lease? Or what is something you’d recommend everyone include that may not be an obvious item?

@Max T. I like that idea.  I think once I get to my second property I'll probably utilize that method.

Thanks for the responses guys. I ended up finding a local well reviewed locksmith that’s been around for 40years. Should end up being between 170-200. Way worth it to just rekey.

Closing on my first duplex in a few weeks. I’ll be owner occupying. Is it easier to rekey the locks or just put new lock sets in. There is a shared front and rear basement door. And a front and rear door for each unit. Thoughts?

@Tim Swierczek thank you. That second link is what I was looking for.

I’m closing on my first duplex in a month and working on my lease. The state of MN makes it fairly easy to find all their info for Tenant Landlord laws. But I can’t seem to find all the ordinances for the city of Minneapolis. Does anyone have a webpage, booklet or contact that they can direct me too?

I'm preparing to buy my first piece of real estate. My intention is to continue owning and renting property. However I'm struggling on deciding on what my first choice should be. Do I want to buy a single family home to fix up and sell in a year or refinance, or do I jump into a duplex or other MFR? I feel like it'd be less risky to get the rental in case I get trapped in home with an upside down mortgage. Thoughts?
