I had a man contact me today. He gave me a number of a friend selling his property In Tuscarawas County Ohio. I called the lead. I am set to meet the man on 12/13/2020 at his property. He doesn't want to list with a agent. He just wants it gone. He is asking 18k, and says it appraises 44k. Of course after the walk through I'll be able to determine costs repairs and other figures. My question is. If I decide to wholesale this deal. How do I go about putting it under contract? How do I protect myself with the contract if I can't find a buyer? Where do I get said contract? How do I go about finding a buyer?

@Sam Horton That might be an option. I have developed a pretty good relationship with the seller. Although I feel he's going to want something down. Especially dealing with two properties? I thought about looking more into hard money lending.

I am doing work for an older gentleman, rehabbing his rental. He also owns the property next door. Today he listed the neighboring property. I am also a licensed agent. He asks me if I want to list the house I have been working in. Well Curiosity peaked. I looked them up in the MLS. The Numbers look good. Each Property will bring between 9 to 13 % ROI. The combined net cashflow is between $500-750 a mo. I would really love to get both Properties. My question is does this deal sound like something worth perusing ? What kind of creative financing options are out there? I don't have my in savings, and I rebuilding my credit. I just had to get a car note recently. Do I have options? Or should I just take the listing and move on?

Hi everyone. My Name is Dustin Pringle I am a newly Licensed agent. I currently am with Coldwell Banker Schmidt Realty out of Canton Ohio. I got my license with the intent on becoming an investor. I am looking to buy my First income property. Its actually the Duplex I have live in for the last 10 years. I want to get into multifamily rentals. I have an interest in mobile home parks. Maybe try my hand at some wholesaling or fix and flip. Pre Covid-19 I owed/still own a small construction company. We mostly did property maintenance for local landlord. I decided in march to hang up the tool belt and try my hand at investing. Still working on that first deal. But I love Bigger Pockets I wish I would have for them 10 years ago. I'm looking forward to connecting with many of you. Here in the very near future I will be going pro.
