Is it just me, every property that I run numbers on here lately all comeback negative? Is there a secret or is it that all of the properties that I look at are overpriced? Any help on this would be greatly appreciated.

Hello all.

I am having a hard time wrapping my head around this. I have been crunching numbers on a boat load of properties and can't seem to figure out how to use "someone else's money" (as everyone says) and make it a profitable deal. Pay the banks back, pay the investors back, and now all my math = negative cash. How do you strike a deal and make everyone money? What on earth am I missing. I have a small investment opportunity $145000, and would like to purchase a group of duplex units over a million dollars. What is the best way to go about the funding on these deals?

I have access to a commercial space. Are commercial sites good for wholesaling, and if so how would one go about starting the process, and closing the deal?

New to bigger pockets itching to get started but no clue what to do. I have looked at a few properties already this week and going to look at another one today. First question from the new guy, I am all over the place, I want everything, but where should I start?
