@Bill B. Thank you for the advice. Hopefully, I will be able to get that out of them. It's been 2 months of asking for this and finally just got a very vague email that was the same as the leases they sent over.

I am in escrow for my first rental property and asked for rent rolls to be provided on the contract as one of the contingences. The sellers attorney sent an email stating his clients informed him the rents and deposits were the amount each unit was but nothing showing tenants paying their rents. How should the rent rolls be presented to me from the seller to show rents are actually being paid? I am getting nervous that they are not paying because we are now about 2 months in escrow and countless times asking for rent roll to be sent and we only got the one email from the attorney stating the amounts. Anyone have any advice how I should proceed? I do not want to inherit tenants that are not paying rent in the giving state of the eviction moratorium.

Hi Everyone,

I am in the education phase of how to structure deals with a private money loans. How should the deal be presented to the private money lender to insure them if I were to fault on the loan they take over the property? I have read something before about them being first position on the property until I were to refinance into traditional financing if I were to be using the BRRRR strategy but I am not 100% sure how that works in terms of contracts. If I was to flip a property would everything be the same as to how the deal would be structured if I was planning on holding the property? Hopefully I worded everything right for my questions and someone can give some insight on their experience using this strategy.

Thank you @Jonathan Greene for replying with your advise. Yes I am have sufficient funds, capital is not an issue. The only fear I have is not asking the right questions. Also if I do ask about owner financing to not try to structure the deal so it is once sided. I want to offer different options that give us both a sense of security that we both are getting a good deal. Thank you again for you input it is greatly appreciated.

There is a for sale by owner triplex I am interested in and I am newbie. What would some smart questions to ask seller? If I ask about owner financing what are some ways I could offer to structure the deal? Any advice from all you PROs out there will be greatly appreciated!! Happy Friday!
