Hi, I’m looking for a property manager to help me find tenants for two units, one in Portland and one in Beaverton. I will manage the day to day. Please reply with referrals! Thank you! 

Are you guys more willing to rent to a tenant with a small business or a tenant with a w2? 

For reference, the tenant with a small business makes $10-20k more than the w2 tenant.

I’m in Portland, OR, where from what I understand, doesn’t allow landlords to reject section 8 tenants solely due to their affiliation with the program. Does anyone know the details? Can landlords decide not to do business with section 8? 

Thank you! Is it legal to enforce this even if it’s not written in the original agreement? 

The tenant has been using communal spaces as storage, such as the laundry room or carport, along with backyard. I didn’t have this rule in my original lease (I’ve added it since). My question is, is there a way to force them to remove their belongings without originally having it in the lease, if it’s not a fire hazard?

Hi, a tenant is refusing to pay rent. How many days do I have to give the tenant before giving them an eviction notice? For instance, if the rent is due on the 1st, can I send them a notice on the 9th? I heard there were new laws, but can't seem to find them anywhere on google.

@Melissa Hartvigsen thank you for your reply. To your point about serving the notice to enter, do you mean to go in the day after they are supposed to move out?

I’ve had a tenant who has been a headache over the past 1.5 years since the beginning of their lease. I have a feeling they are planning on staying regardless of the legal 90 day notice to move out. What should I do to be ready by the 1st if this happens? 

I’m looking for someone who is familiar with the various exemptions for live in landlords, who has experience with the eviction processes in Portland, and terminating leases considering both of the above, etc.
