@Erin Dorsey Robinson Id say the most realistic quickest way to $1 mil is flipping houses. Do 5 houses a year (very doable) with an average profit of $20k equals $100k/year for 10 years and you’ve got $1 million.

If you invest your $100k/year wisely, you could shorten that to 7-8 years. Also, maybe you hit 1 or 2 flips big for more than $20k profit and get there quicker.

@Charley C. Great info, thank you so much. Sounds like you have good experience with this. I definitely wouldn’t do it myself. I like the idea of having a company come out and submeter opposed to RUBS. I’m hoping the property is able to be submetered. Any other advice you have on that is appreciated. Thanks!

@Cory Carlson @Patti Robertson I have added a “fee” as I call it, on a other property that had shared meters, but it was only 8 units.

The property I’m referring to is 28 units. I’d rather sub meter, but I’m having trouble finding someone to do it.

I do plan on holding this property for a long time. So I’d like to put tenant in full responsibility of cutting on/off water, and their bill.

Has anyone had success implementing RUBS or submetering an apartment complex in southeast Texas? More specifically between Beaumont and Houston? If so, could you send me a contact? I have a 28 unit near Beaumont with landlord paying all the water and would like to make it tenants responsibility.

@Huso Akaratovic I’ve had this same instance happy at least twice to me as the flipper. Put yourself in the buyers shoes. They probably don’t have the money for the repair anyway.

If you’re going to flip more houses, I’d highly recommend helping them in some shape or fashion.

Essentially, this wasn’t their fault, and it wasn’t your fault either. I’d get your own plumber over there to give you the best bid he can, and then look at working something out with the buyer.
